Plot Plan Requirements
The plot plan shall be based on a boundary survey conforming with the Minimum Standards for the Competent Practice of Land Surveying administered by the Indiana State Board of Registration for Land Surveyors (865 IAC 1-12-) and drawn on 18 inches by 24 inches material at a scale of 1-20 to 1-40. The plot plan shall show clearly and completely the following items:
- The location, dimensions, and nature of the property.
- The location and dimensions of any existing or proposed improvements to the property.
- All adjoining thoroughfares and any existing or proposed access to these thoroughfares.
- The existing and proposed use of all structures and land.
- The location and type of sewage system, water system, and drainage facilities.
- Legal description of the property.
- Name, address, telephone number of owner.
- Existing ground level and proposed elevations of the following items.
- All corners of the lot.
- All corners of the septic field area.
- All corners of the proposed structures.
- Center line of road, street, or highway, at front corners of lot.
- Invert of 8 inch drainage tile. Where property line and designated right-of-way lines intersect.
- Any other locations that would provide a complete understanding of existing and proposed conditions.
- Flood plain information.
- Building line setback.
- Setback lines for all structures front, sides, and rear.
- Parcel member for lot.
- Such other information as may be deemed necessary by the Plan Director.
- The plot plan must be prepared by a Licensed Land Surveyor or Civil Engineer. The plot must also have the Certification and seal.
