Requirements for Plot Plan

PLOT: The plot plan shall be based on a boundary survey conforming with the Minimum Standards for the Competent Practice of Land Surveying administered by the Indiana State Board of Registration for Land Surveyors (865 IAC 1-12-) and drawn on 18 inches by 24 inches material at a scale of 1-20 to 1-40. The plot plan shall show clearly and completely the following items.

  1. The location, dimensions, and nature of the property.
  2. The location and dimensions of any existing or proposed
    improvements to the property.
  3. All adjoining thoroughfares and any existing or proposed access to these thoroughfares.
  4. The existing and proposed use of all structures and land.
  5. The location and type of sewerage system, water system, and drainage facilities.
  6. Legal description of the property.
  7. Name, address, telephone number of owner.
  8. Existing ground level and proposed elevations of the following items.
    1. All corners of the lot.
    2. All corners of the septic field area.
    3. All corners of the proposed structures.
    4. Center line of road, street, or highway.
      at front corners of lot.
    5. Invert of 8 inch drainage tile.
    6. Where property line and designated right-of-way lines intersect.
    7. Any other locations that would provide a complete understanding of existing and proposed conditions.
  9. Flood Plain information.
  10. Building line setback.
  11. Setback lines for all structures front, sides, and rear.
  12. Parcel number for lot.
  13. Such other information as may be deemed necessary by the Plan Director.
  14. The plot plan must be prepared by a Licensed Land Surveyor or Civil Engineer. The plot must also have the certification and seal.
  15. All drainage and utility easements, and drainage tile.
  16. Width of all easements.
