PLOT: The plot plan shall be based on a boundary survey conforming with the Minimum Standards for the Competent Practice of Land Surveying administered by the Indiana State Board of Registration for Land Surveyors (865 IAC 1-12-) and drawn on 18 inches by 24 inches material at a scale of 1-20 to 1-40. The plot plan shall show clearly and completely the following items.

  1. The location, dimensions, and nature of the property.
  2. The location and dimensions of any existing or proposed
    improvements to the property.
  3. All adjoining thoroughfares and any existing or proposed access to these thoroughfares.
  4. The existing and proposed use of all structures and land.
  5. The location and type of sewerage system, water system, and drainage facilities.
  6. Legal description of the property.
  7. Name, address, telephone number of owner.
  8. Existing ground level and proposed elevations of the following items.
    1. All corners of the lot.
    2. All corners of the septic field area.
    3. All corners of the proposed structures.
    4. Center line of road, street, or highway.
      at front corners of lot.
    5. Invert of 8 inch drainage tile.
    6. Where property line and designated right-of-way lines intersect.
    7. Any other locations that would provide a complete understanding of existing and proposed conditions.
  9. Flood Plain information.
  10. Building line setback.
  11. Setback lines for all structures front, sides, and rear.
  12. Parcel number for lot.
  13. Such other information as may be deemed necessary by the Plan Director.
  14. The plot plan must be prepared by a Licensed Land Surveyor or Civil Engineer. The plot must also have the certification and seal.
  15. All drainage and utility easements, and drainage tile.
  16. Width of all easements.

Guidelines for Obtaining Building Permits
(New construction)

  1. Contact the Plan Commission office to determine the status of your building site in accordance with planning and zoning regulations.
  2. Submit an application for septic permit.. Applications are available at the County Health Department.
  3. Contact the Surveyor’s office for floodand drainage.
  4. Contact the County Highway Department. for driveway permit.

Items Needed to Get Permits

  1. Three copies of plot plan prepared by a certified land surveyor or engineer and must include the following:
    1. Legal description of the property
    2. Existing and proposed elevations with bench marks
    3. Existing and proposed buildings
    4. Existing and proposed drainage with invert elevations
    5. Location of septic system and well
    6. Scale
    7. North arrow
    8. Must be drawn on a sheet measuring 18" x 24"
  2. Must have septic receipt from Health Dept. or if on sanitary sewer system, we need receipt for sewer connection.
  3. Must have driveway permits. Applications available at the Highway Dept.
  4. Must have two (2) complete sets of construction plans.
  5. Take plot plan to County Surveyor’s office for a drainage approval stamp and flood plain approval stamp(if applicable). Surveyor’s office located on the 1st floor of the courthouse annex)
  6. Permit is good for one (1) year.
  7. Warranty Deed required for any lot of record or tracts of land exceeding ten (10) acres in size.

    ACCESSORY / ALTERATION BUILDING PERMIT

    NOTE: Additions equal to or exceeding 50% of the existing ground floor area must meet the application requirements for new construction.

    PLOT PLAN REQUIREMENTS

    1. Plot plans must be drawn from using tax maps with aerials or site maps (obtained from GIS, first floor of the Court House Annex) or be prepared by a licensed surveyor.
    2. Width and Depth of lot
    3. Front setback of proposed accessory/alteration to property line
    4. Right and left setbacks of proposed accessory/alteration to property line
    5. Distance between proposed accessory/alteration and other buildings on property
    6. Dimensions of proposed accessory/alteration building
    7. Rear setback of proposed accessory/alteration to property line
    8. Road or street name and number of the subject property
    9. North directional arrow
    10. Location of septic system and well
    11. Parcel Number of the subject property
    12. All drainage tiles and widths of drainage and utility easements


    PRIOR TO FILING FOR THE PERMIT, YOU MUST OBTAIN DRAINAGE AND FLOODPLAIN APPROVAL STAMPS FROM THE COUNTY SURYVEYOR’S OFFICE. YOU
    MAY ALSO BE REQUIRED TO OBTAIN APPROVAL FROM THE COUNTY HEALTH DEPARTMENT.

    CONSTRUCTION REQUIREMENTS

    1. Foundation Plan showing the new accessory/alteration building footprint
    2. Floor Plan showing the new accessory/alteration wall partitions and location of doors and windows.
    3. Wall Section detailed drawings showing materials, footers, foundation, wall and roof of structure. (Example attached)
    4. Building elevation drawing showing appearance of completed construction

    PERMITS ARE ISSUED MONDAY THRU FRIDAY
    WITH A MINIMUM FIVE (5) BUSINESS DAY TURN-AROUND
